Our Vision

Here at Capital & Counties we are in the process of planning one of London’s most ambitious developments. Together with our potential partners Transport for London and the London Borough of Hammersmith & Fulham, we want to transform the Earls Court Project Area into a vibrant, urban neighbourhood with a rich mix of residents and businesses, green spaces and cultural venues.

We plan to create thousands of jobs and new homes for locals on a range of incomes, keep the area’s strong communities and introduce new ones. And in line with the Mayor’s ambitions set out in The London Plan, we’d like to ensure the British capital is still one of the world’s most diverse and dynamic cities in the 21st century.

This won’t be a faceless, modern development. We want the new Earls Court to include contemporary takes on London’s famous landscaped gardens and the grand squares of Kensington and Chelsea. We’ve been inspired by Marylebone and Covent Garden’s mix of independent shops and the hidden charms of St. Christopher’s Place, tucked away behind Oxford Street.

In order to alleviate London’s chronic shortage of housing and office space, the development will include sensitively designed tall buildings, but they will be carefully placed on the site. Although we haven’t made any decisions on architecture yet, buildings on the edges of the site will be sympathetic to the surrounding streets, particularly the classic Victorian terraces of Beaufort Crescent, Eardley Crescent and Philbeach Gardens.

Appointing a masterplanner

To make sure our plans are on the right track, we have hired a team of experts in the fields of urban planning, housing, transport and sustainability to steer us through the planning process. After months of research, we invited six of the country’s top urban designers to enter into a masterplanner competition, held in March 2010. After careful consideration, we decided on Sir Terry Farrell who will work with us to decide where the housing, streets, squares, offices and parks will sit within the 77-acre site.

We have a masterplanner, but details of the actual masterplan have yet to be decided. Before we submit a planning application in the summer of 2011, we want to consult people who live in the area to help us to make major decisions.
